The Baseline Commercial Property Inspection

Tennessee Inspection Services, LLC provides baseline commercial property inspections throughout North-West Tennessee to assist you in making wise real estate choices.

A baseline commercial property inspection also know as a Property Condition Assessment or (PCA) relies on a walk-through survey, document review, and interviews to determine the property’s condition – all performed by a Certified Professional Commercial Property Inspector.  The results of the (PCA) are reported in a Property Condition Report (PCR).

This information assists owners and buyers in understanding operation and maintenance required and also helps provide confidence to prospective investors.

The scope of the inspection needed and the specific areas to be inspected are based on various factors. Age, occupancy and type of construction are considered when determining how the property will be inspected and the performance criteria needed to complete a quality inspection. Inspections can range from a visual examination of the property, to a comprehensive inspection of all the building’s technical components.

Tennessee Inspection Services, LLC uses the International Standards of Practice for Inspecting Commercial Properties as a baseline for performing commercial property inspections.  The International Standards of Practice for Inspecting Commercial Properties is designed as a baseline from which the inspector and client can develop and agree to a scope of work that may deviate from this Standard, depending on budget, time constraints, age of the subject property, purpose of the inspection, and the risk-tolerance of the client.

Tennessee Inspection Inspection Services, LLC. maintains a high level of business ethics and abides by the Code of Ethics developed by the International Association of Certified Home Inspectors (InterNACHI) to promote a high standard of professionalism, business ethics and inspection procedures for inspecting commercial properties.
